My Tidbit:

Homes that need TLC (kitchen, floors, bathrooms,paint, landscaping,) tend to stay on the market longer which can allow you to grab a "diamond in the rough" for 20%-40% less than an home that is "updated" which includes the costs of the improvements! By considering a home that needs some work you may not need to compromise on the square footage, number of bedrooms or bathrooms or even the area.

To help you mentally be prepared to take on the possibility of home improvement project, "Lowe's has committed trained product specialists who are available to walk you the homebuyers through the home improvement process from flooring to paint and everything between no matter what the size of the project!" RisMedia By the way one of my buyer's gifts is a a 10% coupon to Lowe's.

And I have a contractors and building suppliers that I can refer (but I do advise you do your due diligence and verify licenses, insurance, shop for comparable prices, etc) who will give my clients the same discounted (bulk) rate they charge to Banks to rehab their REO properties.
